Mission Statement

The duties and powers of the Zoning Board of Appeals are strictly governed by Connecticut General Statutes.  Its foremost responsibility is to review requests for variances from the Zoning Regulations.   These requests are filed when a strict application of the regulations poses a hardship of a primarily non-monetary nature, preventing reasonable use of the property.  The ZBA also hears appeals of decisions made by the Zoning Enforcement Officer.  Both types of requests necessitate a public hearing that permits applicants to explain their application and neighbors to express favorable or unfavorable comments.  Applications must receive at least four out of five favorable votes to be granted approval. 

The ZBA is made up of five members, with no more than three from any one political party. There are also three alternate commission members, with no more than two of any one political affiliation. Members are recommended by the Mayor and must be approved by the Legislative Council. Their terms of office last five years.

 Please note that under Connecticut General Statutes Commissioners are not allowed to discuss pending applications with members of the public.  If you wish to comment on an application, if it requires a Public Hearing  you may submit your comments care of the Planning and Zoning Department and/or come  to the relevant ZBA meeting.
