2020 Tax Deferment Information

**NEWS about FUTURE tax payments: In response to the COVID 19 epidemic, the Town of Hamden Legislative Council, at the request of Mayor Curt Balzano Leng, voted to extend the grace period for payment of the July 2020 property tax installment until October 1, 2020. Instead of having to pay by August 3, 2020 without interest, most Hamden taxpayers will have until October 1, 2020 to pay without interest. This program has been extended to the January 1, 2021 tax installment per Executive Order No. 9R by Governor Lamont. The grace period for payment of the January 1, 2021 property tax installment has now been extended to April 1, 2021. Instead of having to pay by February 1, 2021, most Hamden taxpayers will have until April 1, 2021 to pay without interest. There are a few important caveats, and we will continue to provide information here.

 1. Taxpayers whose taxes are escrowed and paid by a mortgage institution or bank are not eligible for the extended grace period, and those taxes are payable by February 1, 2021. This is per the State of Connecticut.

 2. If you are a landlord, you are expected to pass along to your tenants similar forbearance.  Landlords can satisfy the commensurate forbearance and income decline requirements for tax and other relief under EO 9R for residential properties simply by providing documentation confirming the relief offered to the tenant, or by attesting to the relief in writing via written letter or in an e-mail to the tax collector. Please email covidtaxext@hamden.com.  Landlords of commercial properties may satisfy these requirements with the documentation listed in the application form provided by OPM. The State of Connecticut asks you to fill out this application, and return it to the tax collector by February 1, 2021. Please email covidtaxext@hamden.com .

3. If you are not a landlord, as long as you do not have an escrow account (see #1 above), you automatically qualify for the extended grace period with no further action on your part.

Please note that interest will accrue back to the original due date of January 1, 2021, at 1.5% per month on any unpaid balance as of the end of the 90 day grace period.
